West Ham are apparently close to signing Byram for 5 million. 5 million is no where near enough.

He is out of contract in the summer so I think we will be fortunate to get £2m, certainly not £8m. If Leeds ask too much he could sign a pre-contract, go in the summer for free, and we can do nothing about it!

Leeds would get his wages paid back in compensation, in excess of £2m. I think £5m is enough considering we could end up with the £2m in summer, however any more than £5m would be a bonus.
